OPTION TO COMBINE LOTS 42 TO 49 (RESTAURANT FURNITURE) How it works: When two lots are sold separately by the same seller, they may be grouped together for geographical reasons (e.g. a flat and a staff room in the same building) or because they share similar characteristics and appeal (two adjoining properties). Initially, the lots are put up for auction individually. Each will be provisionally awarded to the highest bidder. Next, the combined lot is offered for sale. To do this, the two provisional sale prices are added together (or a sale price and an initial reserve price if one of the sales is unsuccessful), which constitutes the new reserve price for the sale of the combined lot. At the end of the sale of the two combined lots, either both lots are declared sold to a single buyer, or the option to combine the lots has not found a buyer, in which case the two bidders for the lots sold individually are declared the successful bidders. The decision to offer the option to combine lots is made when combining these two lots potentially presents a clear benefit and added value for a buyer. EXAMPLE: An apartment with a starting price of €450,000 and a maid’s room at €100,000 are put up for sale. At the first presentation, the flat is provisionally awarded at €600,000 and the maid’s room at €150,000. The two amounts are added together to make €750,000; the two lots are combined and the bidding process resumes. Either the two lots are awarded to the bidder who meets this reserve price (€750,000 plus the bidding increment), or there are no new bidders and the two properties are definitively awarded to the previous bidders.
